In today's video we are going to discuss #OttawaRealEstateMarketUpdate for #January2019 #OttawaRealEstateBoard just released #MarketUpdate for #January2019 You can download the hole report by visiting my blog https://www.justsellinghomes.ca/Selling_Homes_In_A_Neighbourhood_Near_You (The latest entry as of date -February 6th ,2019) OK let's get down to it....so we have residential average sale price for #January2018 it was $426,310 for #January2019 it was $432,829 The prices went up by 1.5%. Residential number of sales in #January2018 was 535, in #January2019 was 611. That's a 14.2% change. The #NumberOfSales went up in the #residentialcategory by 14.2%. #CondominiumAverage #SalesPrice  in #January2018  it was $263,744 and in #January2019 it was $283,990 which is an increase of 7.7%. For the #Condominium #NumberOfSales in #January2018 we have 173 #unitssold and for #January2019  we had 209 #sales , that's a staggering increase of 20.8% The #CondoMarket is really picking up.       

#TotalSales by #OttawaRealEstate members in #January2018 we sold 708 units and in #January2019 we sold 820 units. That's an increase of 15.8%, so we had almost 16% more sales in #January2019  over #January2018 5 year average for #January 683.4 units. ok, now let's go here...so what can we get from this information. The #properties are moving quickly, so you don't have to wait until spring to list, you get get it right now,  there are multiple offers on the market, you will be able to get a good price for you #home We still have a #LowInventoryOfHomes which persisted in 2018 and it's an indication that this will be the same case for 2019. Now, for the price ranges: The price range of $300,000 to $449,000 represent 42.5% of total #NumberOfJanuarySales and the price range of $500,000 to $750,000 represent 22.7% #NumberOfJanuarySales   Almost 1 in 4 sales were in this price range in #January2019 The #Condo #priceranges , the most active price point is $175,000 to $274,999 which represents 54.1% of the #NumberOfJanuarySales  So, the prediction for #2019 is that #OttawaRealEstateMarket will be busy, with many #MultipleOffers scenarios.  If you need specific statistics  for your #OttawaNeighbourhood please contact me at https://www.justsellinghomes.ca I will be happy to come by, we can have a quick chat, quick coffee...
